Edward P. Spears

Edward Spears has more than 30 years experience in real estate acquisition, development, construction, marketing and sales in positions that include chief financial officer, executive vice president, president, partner, owner and consultant. His special concentration lies in reviewing real estate opportunities, identifying debt and equity, and negotiation.    

Since 2004, Mr. Spears has been president of EPS & Associates, LLC, a real estate development consulting firm. As consultant, he served as senior vice president of development, construction, planning and new projects on the east coast for Lowe Enterprises.  Most notable was the completion of a $400 million 5-star hotel at Stowe, Vermont, and a 4-star $200 million hotel at Wild Dunes, South Carolina.

Mr. Spears served as executive vice president of acquisitions and consulting for the Melrose Company, Hilton Head Island, SC, from 2000-2004, and as president of The Owners Club, from 1995-2000, a high-end fractional ownership company that was a joint venture between The Melrose Company and Club Corp, Dallas, Texas.

His experience includes executive positions with Hilton Grand Vacations Company, Orlando, Florida; Wintergreen Resort and Development Company in Wintergreen, Virginia; Johns Island in Vero Beach, Florida, and Lost Tree Village in Palm Beach; and Hilton Head Plantation on Hilton Head Island. The latter was a bank work-out property owned by CitiCorp and First National Bank of Chicago.

Mr. Spears has also worked on real estate projects for major banks and companies such as First National Bank of Atlanta, Sun Trust, Resolution Trust Company, FSLIC, Arthur Andersen, Price Waterhouse and CSX. He is a Member of The Urban Land Institute, Past Director of the American Resort Development Association and Member of the Distress Asset Workout Association.

Kenneth Torrens has over 25 years experience in planning, development, execution and management in residential-resort and mixed-use environments. He has held executive positions with such notable companies as The Branigar Organization [ sub. Of Union Camp Camp], Arvida Corporation, WCI, and The Ronto Group. 

Well known projects include The Oaks, Sarasota Florida, Black Diamond Ranch, Lecanto, Florida, Champion Hills, Hendersonville, North Carolina, Gulf Harbour Yacht and Country Club, Fort Myers, Florida, Palmira Golf and Country Club, Naples, Florida.

As owner of Torrens Consulting LLC, his mission platform includes national and international, horizontal and vertical real estate partnership developing, land acquisition planning and development, strategy, investment and program development, project execution and management, and REO disposition strategy and services.

Mr. Torrens further represents clients by overseeing operations, engaging industry, government, civic and legal counsel in the positioning and delivery of projects to market.
